The proposed facility is located 10 miles west of I-77 and Exit 65. Ceiling heights 25'6” – 29' 8”. As designed, the building contains 50,000 square feet with the site capacity to be expanded up to an additional 50,000 square feet. The expansion wall is made of precast panels that extend up to underside of roof at its highest level – which will thus form the ridge of the future addition. At 202' x 252' of shell space, the building is designed to primarily serve a production/assembly tenant. However, the space maybe up-fitted - allowing potential for offices and support spaces to emerge. There is a full loading dock bay of three overhead doors, as well as a 14' x 12' drive-in door at the rear of the building. All utilities are located along Ballymena Road and College Place. Estimated time to construct from issuance of building permit is approximately 4 months.
